Selling your home isn’t as easy as you may think. There’s a lot that goes into making sure you have the best brochure/advert which ultimately helps to achieve the best price. However, what goes on after the sale is agreed is usually not considered by most sellers and is by far the most important part of the whole process. Having the right Estate Agent in your corner can be the difference between not just a good or bad experience, but whether you actually complete the sale of your home at all.

What’s included?

  • Professional Photography

Photos are crucial to making sure your home is represented in the best light. Poor photos will no doubt turn away a potential buyer, who may well have considered your home had you better quality photos. First impressions count massively!

  • Floorplan

One of the most important features to have when selling your home. I will never understand why some Estate Agent don’t provide these crucial benefits, but perhaps they neither appreciate or have the ability to create one. Think of it from a buyer’s perspective; would you spend your time viewing houses if you didn’t know the layout? Buyers want to see how they can make changes to suit their lifestyle and what better way to do this than a Floor Plan. It is about showcasing your home and what it has to offer.

  • Video tour

Either a full walk-through or snippet of each room, gives another dimension to your advert. It allows prospective buyers to see your home in another light and refresh when checking it out later on.

  • 3D Matterport Walk-Through Tour (optional)

Similar to the way Google Street Maps work, whereby a buyer can take a virtual walk around your home. This considerably increases the chances of a sale, because of one’s ability to see rooms in their truest form and giving the ability to position furniture i.e. picture themselves living in your home.

  • Advertising

Rightmove and Zoopla are the ‘go to’ websites, maximising exposure for your home to widest audience. I also advertise on my own eXp website and the property is shared to thousands on social media platforms Facebook and Instagram.

  • For Sale boards

Having a board considerably increases your chances of selling. Think about it, those local residents who are thinking of moving home, may not have noticed it online. But not just that, your neighbours may actually know someone who is looking for a property in the immediate area. Don’t pass up this chance to increase your exposure on a more local level.

  • Here for YOU 7 days a week.

That’s correct and not a typo. It’s hard to believe that an Estate Agent is open seven days a week, not the usual working hours and half-day Saturdays, if at all. By offering this availability, questions are answered quicker making for a less stressful experience. I often communicate with all my customers by WhatsApp, email, or phone if they wish. Point being, I’m available.

  • Assisted viewings

Still 7 days a week and after normal working hours too if needed! Utilising my extensive experience selling homes, I carry out all viewings. Buyers are less likely to open up to a homeowner on a viewing, meaning I can try and overcome any objections buyers have in your home, rather than over the phone after they’ve left.

  • EPC.

It is a legal requirement to have an in-date and valid Energy Performance Certificate when marketing your home For Sale or Let. This is something I can arrange for you.

  • Conveyancing

Once your sale is agreed, you need to find a solicitor to assist with the legalities. I’ve built some great relationships over the years, with firms who I consider offer not just a great service, but value for money too. Pick the right conveyancer and you’re in for a better experience. Pick a bad one and I’m afraid you’re in for a rough ride.

  • Mortgage Advice

Getting a second opinion on your finances is well worth an hour of your time. Again, like Conveyancers I’ve built some great relationships with brokers who may be able to save you thousands on your biggest financial outlay, whether it be a Residential, Buy To Let Mortgage or Re-Mortgage.
