When I sit down with clients across South Birmingham, whether in Kings Norton, Stirchley, Moseley, Bournville or Selly Oak, the same question almost always comes up: “What’s happening with buyer demand at the moment?”

It’s a fair question. The property market never stands still, and lately I’ve noticed some clear patterns emerging that are shaping how quickly homes sell – and at what price.

So today, I thought I’d share a personal update from my desk, based on what I’m seeing and hearing every single week.

It’s fair to say confidence is returning – not booming, but returning—and that alone fuels buyer activity.

Another factor driving demand is that South Birmingham still offers strong value compared to areas north of the city and further into Worcestershire.

Many buyers relocating from central Birmingham or from further afield tell me the same thing:

“We get more for our money here without feeling disconnected from the city.”

And they’re right.

The balance of green space, transport links, schools, and community amenities keeps South Birmingham high on the list for families, young professionals, and investors alike.

Price Movements: A Market That Rewards Well-Presented Homes

From what I’m seeing, the best-presented homes are still achieving excellent results, even receiving multiple offers in some cases.

Buyers are far pickier now. Properties that need extensive work or lack kerb appeal often sit longer unless priced with that in mind. But homes that are move-in ready, well-maintained, and marketed properly are still reaching strong, confident price levels.

In short, the demand is there, but buyers expect value in return.
